What Camp David In Silverthorne, Colorado Is Proving

Hosting from the Heart | Investment Opportunity by Thomas Barry
I first walked Camp David a little over a year ago.
I've been through a lot of luxury homes over the years. Between my time as a yacht captain and managing private estates, I've had the opportunity to operate some truly exceptional properties. Homes where everything behind the scenes had to work flawlessly so that, on the surface, it all felt effortless.
Camp David brought me right back to that.
Not just because of its scale or setting, but because of the intention behind it. The way it was built. The way it flows. This is a truly one of a kind property, a legacy estate in Summit County, thoughtfully designed to stand apart in both form and experience.
At that point, the owners had held it for 15 years and were ready for their next chapter. The home was on the market, and the challenge was obvious.
Finding the right buyer for something this unique.
And standing there, I had a thought.
We had seen what was possible with our other Premier homes. Star Mountain Lodge, for example, was already doing over $700K a year. Hosting from the Heart had yet to feature a property of this scale, this level of detail, this kind of presence in our portfolio.
So the questions before us was:
What would it look like to reimagine a property like this?
What is the true potential here, and what could this become if executed at the standard of a superyacht or a multi-million-dollar private estate?
I was confident we could turn it into the most exclusive, high-end private retreat in Summit County.
FROM IDEA TO REALITY
We went deep on it.
Design, operations, onboarding, guest experience, revenue modeling. Every detail of what it would actually take to run a home like this the right way.
Then we sat down with the owners and walked them through it.
That's when it really started to come together.
Because this wasn't just about improving performance. It was about changing the category.
Taking what is traditionally an 8-figure liability, a legacy home that sits unused much of the year, and turning it into something that actually works.
Something that produces, without losing what makes it special.
Over the next six months, in partnership with the owners and our design team, we carefully refreshed the home. Not a full overhaul, just a thoughtful evolution.
We kept the character. The stone. The beams. The weight of the architecture.
And layered in a cleaner, more modern feel through the interiors, furnishings, and amenities.
At the same time, we built the operational backbone behind it. Systems, standards, team, execution.
The goal was simple.
When a guest walks in, they feel invigorated in their own private resort experience, and their first words are Wow…
When the owner is in residence, they enjoy a true VIP, five-star hospitality experience, entirely free from stress or operational burden. And when they are away, the asset performs exactly as it should.
Today, that vision is fully in place.
THE INVESTMENT
Now that the home is operating, the numbers are starting to tell the story.
We currently have over $300,000 in bookings on the books, with strong forward pacing into peak seasons.
Based on current performance, the home is tracking toward a stabilized profile in the range of:
•~$700K - $800,000+ in annual gross revenue
•~$250K - $300K in projected NOI
This isn't theoretical.
It's already in motion.
And when you layer in the potential tax advantages available with a property like this, the overall return profile becomes even more compelling, especially in the early years of ownership.
But beyond the numbers, this is really about position.
You're not starting from scratch.
You're stepping into something that's already been built, refined, and proven.
•A home you are treated as a VIP during each owner stay
•A system that keeps it running seamlessly
•An asset that produces while you're not there
That combination is what makes this interesting.
NEXT STEPS
If you're interested in understanding how Camp David is actually operating behind the scenes, that's the right place to start.
What we've built here goes beyond traditional property management.
Through our Luxury Asset & Lifestyle Management program, the home is run with the same level of structure, oversight, and precision that you would expect from a private estate or small resort. Every detail is accounted for, from preventative maintenance and vendor coordination to guest experience, revenue strategy, and ongoing asset stewardship.
That's what allows the property to perform the way it does today, while still feeling effortless from an ownership standpoint.
If you'd like a closer look at how that's set up, what ownership actually looks like day to day, and how the revenue is being driven, I'm happy to walk you through it.
CONCLUSION
Camp David is one of those rare properties where everything comes together.
A home with real presence, a clear purpose, and a model that's already working.
We look forward to the opportunity to discuss how this legacy asset may become your next best investment.
